Jakarta Kota Station 2nd Floor Revitalization (BEOS)
Transforming the passive second floor of Indonesia's largest historic railway station into a premium modern-heritage commercial destination.
Project Details & Summary
Jakarta Kota Station (BEOS) is a monumental Class A national heritage site designed in the Art Deco style by architect Frans Johan Louwrens Ghijsels. This project revitalizes the previously passive 3,500 sqm second floor into a premium integrated business area.
While preserving original structural elements (historic teak roof trusses, arched windows, and brick walls), MABN is constructing a modern retail space hosting 30 curated tenants. It features specialty cafes, an Indonesian culinary food court, a creative art gallery, a live music stage, and co-working spaces.
Transportation Interconnection
Directly integrated with the Jabodetabek Commuter Line, TransJakarta busway, planned MRT Phase 2 station, and ride-hailing pick-up zones.
Projected Break-Even Point
An estimated 3-year return on investment (BEP) backed by high daily station foot traffic of tens of thousands of commuters.
